Property records — ownership, mortgage and tax data, sales and MLS listing history, and sales comparables — come from a licensed property-data provider. Market figures come from named public sources and are labelled with the source and period on screen: demographics and median gross rent from the U.S. Census Bureau (American Community Survey), employment from the Bureau of Labor Statistics, rent benchmarks from HUD Fair Market Rents, and benchmark interest rates from the Federal Reserve Bank of New York (SOFR) and the U.S. Treasury daily yield curve. Where a figure is unavailable for a market, the platform says so rather than estimating one.
